While I am not overly fond of regulatory oversight/overreach I do believe there has to be some industry body protecting the individual investors (hopefully private industry).  

@Logan Larochelle, I would reply with a human element first and then into the terms of the lease.  

But guess what a monkey can pick better stocks than majority of human stock pickers.  

Bottom line is us humans can have a very selfish & Territorial nature.

And once you both signed it you are good - it's called "cancellation and mutual release" for a reason.On a human note: It is painful for a seller if a deal falls apart so late in the game.

There is tons of money to be made in Detroit if you are as tough as the city itself... most are not and just pile on the bodies of past investors.

Guidance ( coach specific doesn’t matter which program you pay for / every human is different ) how much capital do you have over and above what you want to invest with ?
