From what I know it's not a big technology hot spot (however I may be wrong so do tell).  

Renovation should be less than 30 days and the property should be under contract within 5-10 days based on the market (very hot).

Some have radiator (Hot water) heating instead of force heat.

Two days ago i found out just how much the existing oil based heating and hot water systems will cost to operate (which i had no idea about).

On the lid of my water heater is a cold water inlet pipe and what looks like a freeze plug to the right of that; clockwise, there is the main electrical cable connection; on the far left is another freeze plug; inboard from that is the hot water outlet pipe .

All food prep will be done in their rooms---no hot plates would be allowed. 

However, I think every new investor should look at this and think, what happens when the Furnace or hot water heater goes out. 

It has really turned around and prices are going up like crazy still - the suburbs are still hot (but so is the rest of the country)  - we still have the best ROI for rentals I have seen anywhere.   

So when you sell one, or pay one off, you free a slot up.5) Portfolio, it's all a trade-off between interest rate pricing and difficulty to get it.

The house appraised at roughly what I paid for it back in 2011, even though I've improved it greatly (got rid of a hot-pink kitchen, lime-green carpet is now beautiful hardwood floors, and it has a brand new roof).
