Great question - to be honest, first time I worked with a Realtor, I had no idea it was an exclusive relationship, so I kept messaging other agents as well. 

A home depot sales associate recommended thinscape, but I haven't heard of it so I'm not sure how good it would be for a BRRRR.Lighting: Honestly not sure what to do about this.

Honestly, I don't mind too much personally but it almost seems as if she's "moved in" and I don't want my guest to become a tenant.Still being new & unfamiliar with investing and house hacking in general, is this something I should address before it gets too out of hand?

@Paul Defngin if you want my honest opinion, it sounds like her loan estimate that was disclosed to her did not entail a locked interest rate and now that rates have shifted and her rate is locked, that the credit is no longer available.

When interviewing for these teams, be honest with yourself and think about how you operate.
