@Jarod McGovern this could be an hours and hours discussion so I'll just hit the highlights here.Generally speaking, with the BRRRR method, we try to buy properties "off market". 

We live in a house on some acreage (paying $520/mo on a 20 year mortgage), raising chickens and planting veggies for our food. 

For example, on a typical persons budget, the biggest cost expenditures are housing, transportation, and food. 

Due to our very conservative approach, and not using any leverage we have not been affected by the current economic crisis, and that is something we will actually highlight going forward  

A rent roll doesn't usually highlight who is behind on their rent, which units (if any) had an eviction last year, etc. 

Good food for thought, sounds like a good opportunity to map and model it out in Excel to compare.

The reason why I said get a job because you don’t want to be homeless and your job has to cover your bills.Now your essential bills are covered from a 40 hours a week job such as rent/mortgage, food, gas, insurance, internet and student loans (if you owe any).
