I’ve seen some deals that paint an unrealistically bright picture.

Time seems inexhaustible to the new investor ALWAYS waiting until...interest rates drop, home prices drop, the next election finishes, (add infinite excuses)... time inversely should be high on an investors mind.

I considered rezoning to commercial and selling to a developer, but as I understand it the city is currently very reluctant to approve these kinds of requests and commercial development is very slow because of high interest rates.

If you're not satisfied, you can cancel the contract.I highly recommend doing this, as it provides an easy out. 

It is highly recommended that you get a radon test before buying or selling a home! 

I've always found Angie's List contractors to be high-priced compared to ones I've run across via referral.  

I think the asking price on this one is to high as well.

Unless you totally threw all REI strategies out the window, which I highly doubt since you are getting into the weeds of Def Comp, you will blow that 457B out of the water in due time.

Doing a refi now would move me from a 4.5% interest rate to somewhere in the high 7% to 8% range, so I am thinking of potentially selling.
