The people that have tried to do STRs realize how much work it is and how hard it is to operate at a high standard.

I highly recommend your first one not be OOS. 

Returns are heavily based on how levered you are. 20% down performs better than 30% down in terms of overall return.

With interest rates this high, really the only logical answer from a numbers perspective is "put more down".

Nevada has relatively high sales and use tax but the gaming industry produce a lot of the revenue as well helping to keep property taxes low.  

I built a pretty solid relationship with them so I suppose thats why they're offering so high for me.
