I've only done it if I feel they will be raliable, have a good reason why they can't pay now, agree to dates and amounts of payments, and then follow through.I once had a tenant in a house for over a year when she sent me a sob story letter that she had surgery, was going to be off work for two months, had no one to loan her money, wouldn't be able to pay for those two months, but would make timely payments when she went back to work.

There had been a small mistake made (it was a different time back then proper protection and operating of your LLC wasn't as crazy as it is now) and because of that they had to settle out of court.So for them it didn't work, however on the flipside of that had the LLC been properly maintained without any co mingling then yes the LLC would have held up to the judge and the judge would have dismissed the case, as the LLC had no assets to sue.
