Apart from finding high cap rates and being okay with being in debt up to your eyeballs, are there any other methods of growing quickly?

Do you need cash or would you like to grow your equity? 

Indulge me in a thought exercise: Imagine several scenarios for yourself 20 years in the future: one in which you find a way to work, save, invest, and grow, and another scenario where you essentially do nothing for fear of failure.

You get lazy and decide you just want to live off that 2 mill what do you do in terms of real estate to make it grow easy without taking to much risk ......
