Also there is generally some wording at the end that is something like "While we have made a best effort we cannot see behind walls/panels etc so get each system inspected individually".

While a little more headache up front to setup and some ongoing maintenance efforts the income is way larger which help the NOI (which push the value up) and the owner can also depreciate the costs of the machines and write off the expenses of the normal maintenance costs.

If I am personally signing on a note, I am comfortable in the 50% to 80% levered position, and make sure that I have enough positive cash flow (cash on cash return) to make it worth my effort, depending on property type/location etc.

Depending on exactly the situation, the investor may be willing to pay you some money for your efforts as they may then be able to get title to the property more quickly and avoid court costs.
