Are there any ways to speed it up?

I realize that if you want quality and speed, then you must give up on price.

Our notice, and our lease, gives them 3 days to cure once the notice is posted before we go to the judge.We have often thought of speeding the process and doing it sooner.

If I accept payment, even partially, then I cannot speed up the leaving process by giving them the 7day late payment notice.  

Though I could just save up money for years to buy a rental property, I also believe it is a good idea to flip or wholesale for cash to acquire my buy-and-holds, and sort of speed up the process of achieving my goals.
