I’m not sure what expenses you have factored into the NOI equation but that plays a major part in the equation also.Honestly, a property of that size can be supplemented through the use of technology.

Quickbooks is a generic software, but if it's set up right along with your accounting process, then you will appreciate more.

I'd also have her adult son do the same, but I would be more looking for history on his part and making sure he is a good tenant when he is staying with her and not be as concerned about the financial obligations on his end (unless it is needed to supplement the mother's).
