Buy and hold, flip or something else?

I work with a network of investors both in the US & internationally who invest in Detroit real estate, some new and some who have been in the game for over a decade.

Investment Info:Condo buy & hold investment.

No hand-holding so you need to be somewhat autonomous.

We hold meetings in Miami, Open to team up, with like-minded individuals.  

In Indiana we can hold the entire deposit until everyone on the original lease has moved out.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

We will be looking at small multi-family properties as BRRRRs and/or long term holds in both WBS area and Allentown area because I am currently commuting to Bethlehem for my job 4 days a week (not a fun or cheap commute). 

I’d probably hold personally if it’s a long term play.

Are there any seasoned real estate investors looking to move their portfolio from a holding phase to a selling phase, using seller financing?
