It's just I'm fortunate I have a good PM.This is another reason why I just purchase locally, much less headache and more of a wealth builder.

Additionally, I fortunate that I am still very early into my real estate journey and I have a full-time W-2 job that I actually enjoy so I don’t have the added pressure of desperation to leave.

Things happen, fortunes are lost, fortunes are made.

Too often do I hear people wanting to cut benefits just to spite the less fortunate.

I am fortunate in that I don't have many issues after the first year or so with my properties.  

Painting is up there for sure - fortunately in AZ we can usually charge tenants for part of it if there is "damage.  

We are fortunate enough that we live in an area where quality applicants want to live and we do not have to live next to sketchy people.  

Fortunately our properties kick out an incredibly high cashflow even after factoring depreciation, unfortunately that means there are a lot of taxes to be paid at the end of the year.

It is a problem in my area we've been pretty fortunate to avoid but the above post noting card instead of coin payments is worth looking into if it's an issue in your area. 

We have been fortunate to make careful choices when purchasing so far and both buildings are in decent shape.
