I was wondering if for my first home I can live in it and rent 2 rooms that can pay my mortgage down or off for me.

That could be a form of discrimination in some cases by increasing rent based on people .

It’s a pass for me as the numbers were close but after seeing it, would be a hard task to profit much at all if any.

Depreciation and maintenance are real concerns for me with buy and hold MHs.

I'm looking to network with a Investor friendly Agent to run some comps on the property for me.

Initially I only paid 10%.. but next day I paid full amount, got receipt from sheriff and some paper with stamp on it that says record of sale/interest....To me it seems like this is all clear even at this point deed has not been recorded, I told bank that I paid all the money to sheriff and they'll send the money to bank shortly...Is this all clear now for me to take possession ?

-For me if they default and I can't salvage their situation by dropping payments etc etc then its just an eviction. 

The hard part for me is getting a reliable list of names.
