Being licensed certainly adds credibility and should bring a level of professionalism and knowledge, certainly as to values.A major disadvantage of being licensed, in my opinion, is that realtors are held to a higher standard by both the judicial court and the court of public opinion.

Lastly, as others have mentioned, I don't see a value in brining a formal legal complaint to fight this, I do however see a value of using verbal persuasion to get the seller to adhere to his/her contractual privies and reassure them that you as the buyer will close and will work with them in resolving their issues of buying another home.

you've probably done some of these steps (as you engaged a lawyer already).1. submit application for it.2. receive denial on application3. if rejection of application doesn't state actual law/reason, request a formal one/hearing.4. if still not satisfied, file for appeal of decision.Note: make sure you have all your stuff above done by written correspondence or via lawyer.Note: Have handy at the appeals hearing actual proof of other properties with shared wells (just make sure they are like type properties).Note: Check town records to see when the other wells were installed.

I think of raising money as getting cash from family & friends and perhaps local investors (private money), mostly for smaller deals (perhaps fix and flips, or rehab rentals).I think of syndication as a business, which will help you raise a significant amount of capital for They can be the same thing, but the difference is you can raise small amounts of capital without a defined legal / operating structure private offering docs (syndication), but you cannot raise large amounts of capital (at least legally) without putting together a formal syndication.
