I've heard so much about BRRR at Biggerpockets that I took the step of faith although to be totally honest, living in a house while it's been fixed is not exactly my thing! 

You want to have a system in place so when the first thing breaks you have someone ready to fix or know if you planned to fix yourself.  

If the management expenses and legal fees don't pencil out, you've simply bought yourself a job, like we see many contractors doing on fix-n-flips.

Pay the tax and hope for offset losses or huge gains on the index fund.If you're just tired of being a landlord and owning fixed asset real estate there are passive options that might work for you and are 1031 compliant so they would shelter the tax.

Especially since it’s a SFR for families they want to be comfortable and not have to fix up themselves.

Tenants pay utilities.  80k cap ex could be amortized instead of fixed.

I'd forget about suing HUD @Sabina Hasan - that will cost money that you will need to fix your house.   

Most people get hung up on Fix & Flip which is the riskiest highest taxed, or Buy & Hold and hope for $100 a month cash per door.
