Do a little google search of assumable loans and you’ll find some answers for pros and cons.  

Have an operating agreement very much lined out on your side and your partner side.. i.e. we do 50/50, but if I find a great deal we'll do it 65/35 because I brought the deal and other items like that in the OA.

Does anyone have any advice on finding a lender that would be willing to give him a VA loan for this property?

Or I would have to find an investor where that 782k can get enough of a return from the cashflow say 10% to be worth it.

If I could chime in to help in the search:be sure to find an accountant who is willing to grow with you, and is not too high priced fee-wise.

I would set up an entity that buys the property, you'll put the capital into the business and find an equity split that works for you.

This is more of a general bookkeeping post, but you may find some similarities and things you can use You can do this manually with five file folders, or a press board classification folder.
