I understand how to get to an ARV, account for repair costs, the hard/soft cost of financing, and so on.What advise would someone give in locking up deals?

The application includes a background report and credit report.

I was going originally going to be my own property manager and ended up hiring someone instead. Should I get any landlord or PM programs now /.?

I wish we could have taken over early enough to do the application process ourself etc.

Purchase price: $70,000 Cash invested: $10,500 This is my first seller finance deal.

I bought the land for $250k ($100k down and $150k owner finance).
