If the building is in fantastic condition and no big cap ex items are nearing the end of their 'expected functional life' this could be accurate.

a thought....you might be able to work with an investor who will buy the properties from you in a controlled closing so you can time it with the acquisition of you new property....likely cost you some equity though

I would sub2 it to gain control ..keep the existing loan in place ,give her some walking money then once she’s out of the way ..I’d lease option the house to a good tenant and let the next person go over budget rehabbing your asset !
