This of course is assuming they are not under a current lease agreement, if they are, you must abide by the terms of the previous landlords agreement until it expires at which point you could increase rents or have them sign a new lease with a new price.

We have the funds for the DADU construction but our loan will expire in January.We applied for an extension but were denied because we have someone living in the house, mainly to prevent possible sqatters but I listed them as family.

by paying a plumber or roofer or general contractor (structural issues) to go look at it way before the expiration date of your due diligence period.If all that checks out, and you're good with the financial underwriting then don't be afraid to pull the trigger.

The insurance would be a lot cheaper if it were just regular long term rentals (but the cash flow is higher on STVR so that's what I am doing with each unit as the LT tenants' leases expire.)Hope this is helpful- W
