If I keep my existing home as a rental, how long must I hold onto it until I can sell it and use the profits in a 1031 exchange?

At present, I've almost $200K equity on this unit - Should I sell it using 1031 exchange & use that money to buy bigger unit or units OR just rent it out again with some $200-300 cash flow?

I’ve read some great information in the forums on 1031 exchanges, but have not found an answer to a question that I have.

Seriously, tenants often seem to forget that they as adults can handle issues themselves.Also, the AC system has no physical air exchange with the outside.

You'd have better luck asking them to give you a free toaster in exchange for opening up a checking account.If you have the liquid funds to purchase the property, present a fully executed purchase and sale agreement that can close in ten days or so.

So you'll want to do a 1031 exchange to avoid all of that capital gains tax and depreciation recapture.
