Equal to a month's rent?

So I just switched to pro and have watched the calculator instruction videos but when I run the rental calculator threw the wholesaler one some times it gives me a buying price that equals a negative cash flow.

@John Mathewson Purchasing and financing the property only vs the property and the rehab allows the risk to be spread more equally between the end investor and the lender. 

My thinking is that my "rent", specified in the addendum, is equal to mortgage, insurance, and taxes.

I am confident the outcome would have been different if the agent had the experience with investment projects and creativity necessary to get the transaction closed,Not all real estate agents are created equal.

As long as your kitchen is equal to the condition of your competition, you're OK.If you want it to be a little bit better, that's okay too.But if you don't plan to live there, don't over do it. 

I don't see how those deductions would equal the amount that the government would take out.

FYI, higher LTV equals lower down payment.  

Your initial equity in the property is $150 - $80 = $70.If the purchase price is equal to the ARV/Market Value, your equity will equal your down payment.

They are current on rent and have 'offered' their $750 (equal to a month's rent) damage deposit in hopes of that being considered alright and a clean break.
