So I just switched to pro and have watched the calculator instruction videos but when I run the rental calculator threw the wholesaler one some times it gives me a buying price that equals a negative cash flow.

@John Mathewson Purchasing and financing the property only vs the property and the rehab allows the risk to be spread more equally between the end investor and the lender.
