Hmm...Politics is forbidden on this site (I don't agree with that policy as politics impact real estate) so, I guess my social comments will need to pretty much end there.As far as a business decision, one of the most important tenant screening criteria is the willingness to take responsibility for one's own decisions.

I believe how this is handled is going to have a massive impact on the number of foreclosures and the overall state of real estate over the next 2 years.I would love to hear from lenders/servicers as they see volume, but would love anyone to chip in with personal experiences.

What's really wild is their acquisition philosophy overall, as described on page 8: "We intend to continue to expand our scale of operations and develop properties and make acquisitions even if the rental and housing markets are not as favorable as they were when we commenced operations, which could adversely impact anticipated yields."
