I define a good tenant as someone who:Has stable employment in a market segment that is very likely to be stable or improve over timePays all the rent on scheduleTakes care of the propertyDoes not cause problems with neighborsDoes not engage in illegal activities while on the propertyStays for many yearsOnce I identified a specific segment, I then derived what I call a property profile.

We recently got engaged and we are looking to purchase our first home this year.

On top of that the only agents who will engage with leasing are bottom of the barrel.

@Jesse Holshouser Your only option is to engage the seller and have he/she negotiate some sort of buyout for one of the tenants to free up a unit for you to occupy.

I know BP is big on DIYing it, but if you can find a real estate agent that really, really knows investing, then they are worth engaging.

A master lease is a lease for usually a multi tenant property that is distinguished from a regular lease in the the master leasee leases the property in its entirety and then engages in sub leasing individual units.
