Recently with the massive interest in REI, I've seen numerous ads locally for "property locators" that directs you to a website form to "register" and then submit properties.

In some cases there were doors that could be locked or a wall that could be added or removed.

Which is what the "ad" on Realtor dot com has said as long as I've been looking!

You indicated a 5-7 year hold time, if you amortize that cash over that time or use it as a down payment to lower the monthly mortgage and eliminate the PMI this should be a positive cash flow deal. 8)

Assume that in this forum you should introduce yourself but largely avoid any ads or other forms of promotion.

Once you identify in advance what market you are in, this will allow you to eliminate some of the other scenerios afforded to the real estate investor and plan accordingly.
