Elevator, Parking, handi cap access and electrical transformer had a big impact on the layout.

And it probably didn't affect the electrical or the windows.The problem is most of these flooded houses received feet of water and everything has been stripped out down to the studs.

For instance, how do you know what the electric bill is going to look like?

The electric panels need upgrading and it is a huge cost since DWP is requiring that I put all the new meters (4+1 house panel) in one location, which requires a 40 ft trench to connect the two buildings.

I will need to check on electricity, etc.$50k is after the property is paid for. 

The other guy does all the electrical/plumbing - he is an old timer and moves slow but where can you find plumbing/electrical at 15/hour.The numbers tell it all - my rehab numbers are down since I made this move. 

I had gotten bit by the real estate bug about a year ago and have been researching, reading books, listening to audio books and podcasts ever since; I guess you could say I have some analysis paralysis.

If you hire an army to call for you, chances are you will land something,  but while that happens you get yelled at, demanded to be removed from your list etc. etc.What really bugs me is this.
