I caught them lying about having moved in after they stated they did and started putting in 'service requests' for minor things that they could of easily done on their own (Removing an air-conditioning unit - changing the dial of a radiator, etc).

There are also not a lot of property managers out there that excel at the rent by the room model.The second way is to plan for it when looking at properties and finding ones that can be easily separated off and turned into two units (say basement and top floor), then by adding a kitchen to the separate area you can rent both areas, instead of the whole home as one.

If tenants were to hang one in the yard from one side of the house to a fence, and during a storm or hurricane can easily get shattered glass when these bulbs are slammed against the structures.Does this depend on property's class?

Between state and federal taxes you can easily lose 40% of what you made.The only longer term tax advantage strategy is to do the flips inside a 401k solo ( if you are a sole employeee) but that prohibits you being hands on.
