If one apartment is creating noise or odor problems for other tenants, any landlord has the write to ask the tenant to remedy.

In the near future we may be doing some deals together (or at least discuss deals), but in the mean time I will keep my eyes and ears open! 

If you had someone who could be your eyes & ears but also had good enough credit that they could secure the financing for you, then you might be able to avoid the foreign national part. 

Lots of people have done so but noise between units can be one of many issues.

My $.02.If I were you (I'm on the flip side with depreciation deductions coming out of my ears) I would buy solid multi-family assets large enough to afford onsite mgt where the land is 10% or less of the asset value.  

Dust build up could imbalance the fan and lead to vibration and noise.

For direct abutters, the MBTA did offer some sort of help with reducing noise through sound insulation. 

It doesn't fall on deaf ears!!

Ignore all of the macro noise because you're really just looking for ONE DEAL.
