I am planning to transfer to Cookeville TN to attend Tennessee Tech university for my last 2 years in college and felt this might be a great opportunity to get my first rental investment property by house hacking a multi-family property in the area.

The closer we get to 5 things will fall off the cliff.The economy is bad overall right now for some but others h e not missed a beat and houses are selling and some markets are just as strong as before Covid but supply is down due to sellers not wanting people in their homes right now.

@Marcele Johnson there are two things to address here:  A 2nd FHA loan and the BRRRR method.2nd FHA Loan - now, FHA does allow you to have 2 FHA loans at once but there needs to be a reason according their own guidelines.You need to have a job transfer outside of your normal commuting area - usually 100 miles away or furtherYou need to have outgrown your current home.  

I got the security deposit transferred into escrow with my PM for the place and it was business as usual after that.

Maybe in the future the transfer of title and ownership of said land will be stored on a blockchain.
