Usually just nice older lonely guys who seem to drink a lot, and have some issues, but never bother anyone.  

So I think there is will be longer lasting affect on Real Estate here, than you have seen in your area. 

What if your tenant claims that his belongings were stolen when the exterminators were at the house?  

If you need the money within 6 mo don't hassle it just keep it in your checking acct so you can readily get a cashier's check.BTW SHYD is a munifund and doesn't belong in a tax advantage acct (muni's are tax free (federally).Again, not recommendations.

It's been said enough but just to reinforce it: Give your tenants a clean slate so they can coordinate their furniture, accent pillows, duvet covers...yadda yadda... the idea is for them to feel invested in the place and dress their belongings to reinforce their idea of home; you just provide the walls.Out of curiosity how long did it take to rent the pink place?

The Tenant Section 83.52, F.S.A tenant, at all times during the tenancy shall:Comply with all building, housing and health codes and keep the dwelling clean and sanitary.Remove garbage from the dwelling in a clean and sanitary manner.Keep plumbing fixtures clean, and in good repair.Not destroy, deface, damage, impair or remove any part of the premises or property belonging to the landlord, nor permit any person to do so.Conduct him/herself, and require other persons on the premises with his/her consent, to conduct themselves in a manner that does not unreasonably disturb the tenant's neighbors or constitute a breach of the peace.Use and operate in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other facilities and appliances, including elevators.Seems you've got a leg or two to stand on there.Send them a certified letter stating they must comply or you will evict under this section.
