A property (2 bed, 2 bath) here turnkey would be about 600K or a fixer at 500K + rehab of 50K and according to Airdna the property would rent for $330 ADR at 58% occupancy.

Some of them doubled their rent and were fine with it.

When I put my rooms up for rent in my 4 bed 2 bathroom, I started them out at $850 and found out very quickly I would not have an issue filling the extra bedrooms.

Property value has nearly doubled since we purchased here in Western WI in 2017. 

I will double check though with code enforcement before any work is even quoted.

Is there nuance here depending on whether I assign the contract VS double close?

Assuming there are millions more like me, it's no wonder you can't find a decent 3 bed /2 bath single family in America for under $200k anymore.

I've got some houses with 3, 4, or 5+ beds. 

I.e. if you go in anticipating a 10% yield upon stabilization and market cap rates are 5%, you can double your investment.With existing properties, it is the same: your projected NOI upon stabilization/total cost in project should be higher than market cap rates of the product.
