Does anyone have any recommendations, or leads to a contractor for a minor rehab (paint, cabinets and door install/ repair, laminate flooring install, a minor refresh overall)?

As my husband and I are running numbers and trying to decide on our first purchase, we wondered the opinion of others.

What screening company address should be included for applicants whose screening reports were run through Zillow?

I think I know the answer, but I'd like to run it by you all.

I have been an investor for over twenty years and currently have 30 rental doors, 4 STR properties, and have flipped about 12 homes in the past few years. 

They are running the water in the house and the house is insulated, so the actual temp in the house will be above freezing.

Happy to run them through our model to see if one of our affiliates can finance them.

After hitting a very solid stretch of on time payments across my portfolio over the last 3 years, I’ve run into an issue with one of my LTRs where I have a tenant who now pays late every month.  

My current flow is 1) find a house that matches the configuration (X beds, Y bath)  in a certain neighborhood (Redfin or my agent)2) pull up rent data in rentometer / Zillow 3) run through my spreadsheet with expenses, taxes, insurances and etc I would love these to be automated.
