When I want to make an offer, I just fill in the pertenant details or merge them from Excel (that is the sound of nerd alarms going off).

Check the details rather than depends on broad statements.

I will be meeting with the ladyy on Monday to discuss the details.

If there will be seller financing then lots of details can be agreed.

If you can check the details of specific deals they have done then you will have the answer you need.Rarely will people pay you a large amount of money for an assignment on what is a low end deal.

Then look at the list date, this will tell you how long it has been on the market and how much you should offer after you do a walk through.
