They are durable and able to take abuse from tenants that aren't interested in taking care of them.

I would gladly pay a monthly fee to a fund that fights that abuse and gives guidance (publications) and yes some rare legal litigation if a tenant is stupid enough to fight itIf I were a lawyer, I could make a fortune at this.

Either way you go, appliances are always going to be an issue because many tenants abuse them.
