I would also review with the agent what types of safeguards the companies will expect (Hard wired smoke detectors, Central station alarms, extinguishers, etc.) as some of that will be cheaper to do during your rehab rather than laterIf you lease the commercial space out to certain businesses you may have to comply with additional codes.

I recommend all limited partners in a syndication do full due diligence on the property, sponsor, and the market before investing and then once invested, carefully review your quarterly or monthly reports to make sure everything is on track.

Now, if your agreement was contingent upon your satisfactory review of all current leases, and that contingency has not yet expired, that becomes a different story (still pushing it if all of the leases are the same but you only want one tenant removed, but at least better than using the inspection contingency to add this stipulation).
