I’d like to better my current process as for systems of communication with my:superintendent (we have meetings every morning to go over current 9 projects) Homeowners (custom homes) - keeping them up-to-date with updated cost sheets and schedulingSubcontractors - keeping them on scheduleIf anyone has experience, or really enjoyed their home building process with their own custom builder I’d really like to hear about any proven strategies.

Hi Kenneth,Know the culture and ways of your intended customers and decide if you want to do the effort for the cash flow you can get.If you can handle the steam (or have a proven results good property manager that can) in that area you can potentially pocket a good amount of cash.If you don't know what you are doing down there, (or how to handle the situations you will face) you're probably going to be unhappy.Good Luck!

I can't change the law and it is here for now, so as far as my construction business is concerned, I build for hire regardless if it is an ADU, a custom home, or a multi family.We do need more homes here in CA, but as typical, the state and those who run it or so reactive instead of proactive and they typically get it wrong.

Hi @Manny Cirino -- funny that you mention Dollar General, Walgreens and the ilk -- I was just perusing https://www.matthews.com/ and saw that one-tenant NNN deals like that had extremely high cap rates, which seems enticing, of course -- the danger is that you cannot renew them for a long-term lease and you get stuck on a property custom built for their use.
