Hello REI world, I'm at a space in my investing journey where I know I am probably not doing all the right things and if I want to continue, I need to really change my processes and get better with learning new strategies and standardizing.

Over the course of the year I have turned over 4/8 units and been able to rehab and rent for more.

Over the last 2 years we have been trying to get a rent increase from section 8 as taxes, insurance, and market values made have increased.

What we have seen on the west coast is first folks in did well to real well.. now its in the dumps.. most are losing money hand over fist..
