I just finished reading "the book on rental property investing" by Brandon Turner and he goes quite in-depth with it but going back and rereading a chapter every time I want to analyze a property seems very time-consuming.

Save your license fees, MLS fees, education fees, E&O fees, and all the other fees you have to pay and just be a much better educated consumer than the average Joe. 

Run the race but prioritize mental health, rest, days off and some fun.

Problem is: it is easier to get a loan BEFORE they retire as income is higher.Also my guess is reason to retire suddenly is health.

They point out that health insurance plans pay out $95 or $97 in claims for every $100 in insurance premiums collected, but title insurance only pays out less than $20 by that same metric, leading to an unusually large profit margin. 

The PM fees consume much of the expenses.We do not self manage an STR. 

If a lender won't disclose their fees early, I assume they're just trying to string me along and then drop a big fee (and then try to scare me that I can't close on time without them).We're definitely moving away from an environment where consumers are ok with lenders hiding fees and limiting folks ability to shop around.
