I admit to not being as confident that it would be similar to the GR in the next (this current) downturn as I believe each downturn has potential to be very different from the previous downturn. 

In any dislocation those who understand the landscape, are able to exercise patience, have cash available, are confident enough to take contrary action and are able to quantify the risks will profit enormously.

Hey Jack,To put everything that I've had to power through, fail at, and learn from into one post would easily extend the lengths of a short novel.I think the biggest piece of advice I can give you requires a small backstory, so please bear with me here:I consider myself a very confident and well-prepared individual.

A good process would be to ask a question (even a fairly simple one) and then find all the data that would make you fairly confident as to the answer to that question.

But, I'm confident that restrictions will be released before the summer and we should have some good pent up demand for travel to our property. 

You need to package and position yourself as an expert and exude that confidence when talking with potential investors.
