I live about 3 blocks away in a small home but looking to upgrade because family growing.

I would LOVE to grab these two properties and have 3 on one block.

After about a year of procrastination I took a leap of faith & believe I have a potential deal & I’ve come to a road block with overthinking.

Hey BP, can anyone refer me an insured concrete guy to replace a set of steps out front of a building we manage in Lincoln Park?  

COST: $33,262.00(Current bath/water heater/kitchen plumbing is on the east end of the house, the Master bed is on the NW end.)House sits on solid concrete foundation and walls (including interior) are all concrete block. 

I can only see the top portion of my post and everything underneath is blocked by keyboard.

On the plus side for sticking with one is that they are going to get to know you top to bottom and have a concrete idea as to what you are looking for.

It may not know that it's multi-family, it may not factor the rare million dollar properties 2 blocks away or alternatively thousand dollar properties-it uses averages without a personal fine tuning touch.

Great buy and hold areas are where the block isn't drug infested yet fully occupied homes not a lot of vacant or board ups.
