I’m in the process of transitioning to doing the real estate full time so will be doing more hands on stuff as needed but don’t expect it to be anywhere close to 40 hours a week, I’m looking to cut down on the amount I pay my contractor each month.

First step would be to read as many books or listen to as many podcasts as you can to understand both the buying process and how to identify a property as a good deal or not.

Also, value ALL the roles involved in the process.

He is in the process of notifying his bank about the situation.  

@Arshiya Taami- thanks ...definitely get  fully pre approved for a  hypotehtical purchase price/ loan amount - this process is free  and  easy  and  it will allow you to  become educated and organized . 

Presently, as part of the lease signing process, I ensure to thoroughly explain this clause to new tenants and obtain their initials for acknowledgment.

It helps ease into the process without diving into major renovations. 

I don't have any insight into DIY (although I plan to do a good deal of DIY when I buy my house hack in 2024).Everything is a learning process and if you don't know how to do something, have full confidence that you can learn how to do it.

Not sure how much computer availability you'll have but I have started to self manage my properties (even from CA to NC) and it is not nearly as difficult as I thought it would be.
