My thoughts are: two people to handle the day-to-day management of the propertiesa maintenance expert, who can perform most small-scale rehab tasks and property turns (painting, basic electric, carpet cleaning, etc.)a marketing individual whose job is to find new tenants and market the propertya tax person who handles annual taxes, budgeting, and CPA accounting.What does everyone think??

Painter wants to stay at night

Need some advice here.Hired a painter to paint a vacant property.Never worked with him before.Not a big job contract about $1000 plus materials.Painter says on first day he can get more done if he can stay over at the vacant property, he can bring in a sleeping bag and work longer hours.I don't think this is a good idea.First I have some power tools at the place.I really don't think I want him sanding the ceiling at 3am...I don't want to hand over the keys either.There may be liaility issues as well.Thoughts, bad idea or am I being too paranoid and is not really a big deal?

Only way you can (should) spend that much is:- roof $4k- heat pump hvac $4k- paint $1.5k - 2k- flooring $2k- appliances - $1.6k- fix up cabinents cuz it's an old house

landlord the lanlord wont make repairs what are my options ?

the landlord would not fix the bathtub as you can see its not usable. the apartment over me had a flood and leaked water into the bathroom ruining the paint. also look at the mold builds up the new owner told me to use bleach and fix it. the carpet was old and dirty when i moved in was dirty if i walk on it bare footed my feet look like i have bee walking on black coals. they turned off the gas and water for 2 days we dang near froze to death. new owners now and they have been here for 2 months and they wont fix it either but they refurbished 3 other unitshttp://img259.imageshack.us/img259/920/1032414.th.jpghttp://img811.imageshack.us/img811/5759/1032415.th.jpghttp://img502.imageshack.us/img502/2409/1032417.th.jpg
