Those fee should be standard across the board and be the same or very close to the same for whatever you build.Next you need to understand that usually the larger the property the cheaper it gets per SQFT.

From my perspective, the new builds are so competitive with both the prices, closing cost assistance and rate buy-downs that they are a clear choice for anyone looking at turnkey options.

If your wife is comfortable living close to other tenants you can get some low down payment loans and have the tenants cover most if not all of the mortgage.

, through referral from friends who knew we were buying houses, at the closing table buying one house, we asked if they had any others, and more than once the answer was "Yes" and we bought a second property from the same seller!

Another option could be to submit a conditional offer that each of those items are fixed before closing by a licensed and insured professional (if that is important to you).

A cash out could very well be 50% to 70%, (or they may not do cash outs) depending on the lender so you'll need to ask and shop around. Each property must be appraised and title insurance obtained on each, so you're not saving much in loan costs except they may close as one transaction, filing fees will be applied to each property as well.

Rgds It was always interesting when out of state folks visit Toledo and would say our B class is there "Z class" lolI guess being born with a silver spoon causes such a judgement. But it is what it is.Toledo's "B class" has IMO been lower priced with higher cashflow than in pretty much any other market in the Midwest.Won't steal Andrew's thunder here but some decent zip codes to consider on a "street by street" basis are 43609, 43610 and 43620.Wouldn't have touched them back in the day but have been finding some decent pockets lately.43612 and 43613 is "creme de la creme" for full market value. It's a hard gig getting anything under market value nowadays.Much success 🙏👍
