@Matthew Banks I have 25 units and don’t find it difficult to deal with security deposits.

Fast forward 90 days later and I have closed on two properties and I have another one under contract to close before the end of the month. 

And if closing costs are more as well than not sure if DSCR loan is appropriate.

This particular builder's deal is:- offering 7k in closing costs- adding appliances for ~4k (too much I know).- And the rest of the 61k they're using to bring the price down from 370k to that ~310k So all in all 75k in incentives.

It’s important to confirm that your lender is aware of your plans and that it won't affect your ability to secure favorable terms.If you are planning on using hard money to finance the deal, please keep in mind that most hard money lenders out there have a hard stance against owner-occupancy.

Contacted Aven as my deal was about to fall apart and got approved in about 1 day. 

Before you get any further, if you haven’t, I would highly recommend writing out your specific investment goals, your reason for investing, how active you want to be, if you want invest close to home etc.
