This particular builder's deal is:- offering 7k in closing costs- adding appliances for ~4k (too much I know).- And the rest of the 61k they're using to bring the price down from 370k to that ~310k So all in all 75k in incentives.

It’s important to confirm that your lender is aware of your plans and that it won't affect your ability to secure favorable terms.If you are planning on using hard money to finance the deal, please keep in mind that most hard money lenders out there have a hard stance against owner-occupancy.

Before you get any further, if you haven’t, I would highly recommend writing out your specific investment goals, your reason for investing, how active you want to be, if you want invest close to home etc.
