So the Pro membership does not include everything the lower cost memberships offer?

We've since changed over to IGMS which is almost identical to Guesty but lower costs.

If you see a $220k listing for a duplex where each rent is $1000/month you see immediately that this deal is CLOSE TO 1% and that with negotiation or other improvements in rent or savings in expenses could meet or exceed that.

All of your equity will be eaten up by closing costs alone  

I just recently closed a loan on a BRRR with Defy Mortgage for $56k and I am closing another this Thursday for $75k.

I don't think the new owner is under any obligation to refund anything unless its specifically documented ahead of the close.

The $$ I will save on the closing costs can offset the slight negative cash flow that I may encounter.
