I have a 3 br/3 bath unit that we just renovated and have listed up for rent...have had a TON of interest with 8 applications even before the first open house.I just got a contact from a company that does placements for an insurance company ....they place clients that have been displaced due to damage to their homes.

I have clients doing 3% to 5% down over and over again every 12 months and 1 day (or as close to it as can be done).

You can also diversify much easier and cheaper over geography so you are less exposed to the risk of a single metro area experiencing the loss of a major employer or other unique problem and messing up your returns.

When I see them I recommend my clients have an engineer evaluate them and see if they are just settling or an issue that needs attention.

We have many clients doing private lending but I can’t stress enough how you must understand the business and maybe partner up with some experts who lend on a regular basis.

Just do what is average and not unique to the area you choose. 

I’m working a realtor that works with a broker, but seems like sometimes I send him a deal, “sorry, it’s sold already” Feeling he is seeing his bigger clients some of the deals I find.
