Yeah I hate using realtors but I am doing this from out of state so I also need someone to walk them.

In no state, not even the left coast, is an agent prohibited from buying/selling/rehabbing/developing for themselves.  

I am running into budget and financing issues with that strategy being here in NW Washington State. 

Are you planning to invest locally in California, or are you open to investing out-of-state?

They live in another state and I dont know exactly where they went and the internet is super confusing on who is legit.

Is it worth fixing up (all properties should be fixed up before moving on to another to avoid repair costs later when you have more leverage) or is it worth selling in an imperfect state for less money (and harder with a tenant).
