Hello all,Would like to know if anyone has experience with 3% down FHA first time loans are currently being approved.We have an accepted offer on our house, but the buyer just indicated that they are doing a 3% down FHA loan.Of course, this is 3 weeks after we accepted the offer, and so now our house has effectively been off the market for 3 weeks.I'm a bit nervous because we are moving out of state with our 5 children.

There are MANY aging folks who live by themselves, either through choice or because a spouse/partner has passed away and any children involved do not live close enough to monitor their health needs so other options often need to be addressed; this is where a personal care home MAY come in.At any rate you might check your area for the requirements a personal care home must provide in regards to safety issues for its residents.

Definitely have as many of the safety measures as possible.Make sure you have the correct STR insurance with pool coverage.Have in your rules more CYA things like Parents must monitor children under the age of X at all times around the pool etc.Vrbo allows for digital acknowledgement of your rules.

Unfortunately, Multifamily is rare and pricey in the Houston area - or in if it is affordable, it is in areas that aren't ideal for a house hack - What I am advising my children to do (they are in similar situations as you) is to buy single family and rent out a room while you are living there and then transition property number one into a full-time rental and move to your next single family house hack.
