Hi all, I'm considering purchasing my first property and am having trouble deciding (a) which type of property to buy (i.e. owner occupied, investment, or both by way of a duplex) and (b) what kind of split between down payment and loan amount.Would someone be willing to speak with me privately to walk through some of the factors, especially my personal finances?

@Elisha SalgadoHere is one possible scenario:I am currently buying another 6 unit with 100% financing, its not exactly no money, but I have secured a private loan for 10% of the 20% down payment.

Third, you have several options: a) you can consider syndication but it's a bit small for that; b) think about potentially JV'ing with someone who can bring capital; 3) find a debt partner(s) - just pay a private lender a set interest.

I've been analyzing deals for a few weeks now and am getting more comfortable with the process, however, one of the biggest hurdles thus far for me has been trying to estimate what a rehab will cost on the varying properties I've looked at.
