Location is fairly good, land is on a major rd and the back part of it connects to an established neighborhood with older brick SFR’s All units a tenant owned, utilities aren’t included and overall condition of the park is on the low end.

There aren't many renters in the area, and while we all know many great renters that would give you the shirt off their backs, there is a negative stereotype about renters that exists.While there is nothing they can do legally, I like my neighbors, want to have a good relationship with them (they have my number, and would likely text me if the renters are causing havoc, for both their benefit and mine).Have any of you experienced this, or have any tips on how to "break" the news?

The "little" HOAs usually aren't concerned if your tenant lets the grass get long for a couple of weeks and they don't make you get pre-approval on color selection for your front door.

You can also look for local meet ups or other meetings where a custodian is providing an educational presentation.It is a complicated topic at first, so get educated before pulling the trigger.Jaime
